Lease’n’Brand (LnB)

With this concept, Resortel enters a long-term lease with the property owner (or hotelier) and assumes the risk of running the property, while the property owner (or hotelier) receives a pre-agreed steady income for the duration of the lease. This type is most suitable for property owners aiming at minimising the operational risk by accepting a discounted return; hoteliers wishing to split up the ownership of the property from running the business; or owners being unable, or unwilling to engage with the extensive investment, only recoverable over the long run, required to reposition and bring largely underutilised properties up to standard allowing them to regain profitability.

Inspired by Resortel (IbR)

This is a concept for smaller properties where the personal involvement of the hotelier is an integral part of the offering, or for those hoteliers that have solid and established operations with little room for improvement, but wish to benefit from the advantages Resortel can offer in the marketing and promotion of their properties. In both cases the hoteliers are expected to be inspired by the values of Resortel, subscribe to its principles and commit to the quality promise it gives to its guests. The concept includes the revamp of the image of the hotel in the market; either property-specific, or chain-wide marketing initiatives; and sales activities including digital and performance marketing, and channel management, as well as participation in industry trade fairs and exhibitions, among others.

Resortel offers a level of flexibility that is designed to accommodate the diverse requirements of small and medium-sized hoteliers across the majority of Greek tourist destinations.

There are four main concepts of collaboration, while mix’n’match arrangements can be tailor-made to fit with individual requirements.

Manage’n’Brand (MnB)

For hoteliers wishing to maximise the yield of their properties while participating in the profits generated by the improvement of operations. While the costs of delivering the agreed standard of service remain with the hotelier, Resortel takes over control of the operational side rebranding the property in line with Resortel specifications; improving the offering in line with a medium-term plan agreed in advance with the hotelier; and exclusively promoting the hotel in the market. The level of involvement of the hotelier is also predefined to ensure a smooth relationship between the parties and a mutual commitment to the agreement.

Consulted by Resortel (CbR)

This concept is designed for those hoteliers and property owners that wish to benefit from Resortel staff expertise and extensive industry knowledge regarding the strategic outlook of their properties, but without Resortel being involved in either the operations or the marketing of the business. Aspects Resortel can consult about include financing, or re-financing of the business, sales and lease back arrangements, negotiations with key vendors and suppliers, provision of flexible workforce, among others, but also the supervision of the construction, renovation or refurbishment of a property.
